When we manage your property, we work with you to ensure that your property meets with all current legislation, keeping your tenants safe and giving you peace of mind.
Here is a brief overview of some of the legal requirements for all landlords:

|Landlord gas safety check conducted by gas safe engineer||This must be done once a year and it is illegal to let a property without an in-date certificate. Penalties can include large fines and even imprisonment.||Approx. £65 or £90 with boiler service at the same time|
|Smoke alarms||The law simply stipulates you should have smoke alarms on each floor of the property. Wigwam® do NOT recommend battery alarms.||Two battery supplied and fitted under £100, see best practice below.|
|Carbon monoxide alarms||The law stipulates you should have a carbon monoxide detector by all items that could give off carbon monoxide (i.e. wood burning stove). Wigwam® do NOT recommend battery alarms.||One battery alarm supplied and fitted around £50-£60, see best practice below.|
|Soft furnishing match safety tag||All soft furnishings left at the property, like sofas and beds must have the match safety tag on them showing they are fire retardant.||Wigwam recommend renting your property unfurnished|
|Legionella testing||The water supply should have a legionella assessment conducted prior to letting and tenants should be informed of how to use the water supply to avoid problems while they are tenants.||£60 for the initial check from qualified legionella testing company.|
|Landlord health and safety check||As the landlord, you are responsible for making sure the property you let is safe for tenants to live in.||Landlords should do this check, we can advise.|

|Stat Periodic Electrical inspection||Conducted by a qualified electrician every five years to make sure the electric supply in the property is safe and meets current standards.||£150-200 approx.|
